Let me tell how agents everywhere are getting more sign calls, more buyers and closing more deals. Think about it for a minute, it really does make sence that a business that has the lights off you assume is closed, right? Why have your real estate business closed at night?

In the place of the "Open House" sign in the picture. Put a 1-800 number with recorded information about the listing. This way you end with a voice mail full of buyers rather than an empty flyer box.

Agents are getting a bunch of calls the first couple of days mostly from the sellers saying how much they liked the sign lights. An agent got a call from a neighbor who said he had no idea that the corner house was for sale. He went on to say that he had an hour and half commute to work each day and always got home after dark. The agent listed his home and sold him one closer to his work. That was just the first couple of days.

I immediately started getting calls after dark, mostly between 7:00 pm and 9:00 pm. It freaked me out at first so I started just letting them go straight to voice mail. I started finding out that these were mostly people coming back from having diner out somewhere. Most likely taking a detour through an area they are interested in living in. I found by answering my phone at night caught the caller totally off guard. They often say "Wow, I expected to get your voice mail, I just wanted to know the price of this house". 9 out 10 times I found the people to be in a much happier state of mind at 8:30 pm than they are at 9:00 the in the mourning.
You really have to get your head around the fact that people are out at night.

There are a lot of people out at night, think about how many events are held at night.
The bottom line is you already own the sign. It just seem logical to try and get the most exposure possible. You paid over $200 for your sign post or pushin sign holder why not get more out of them.

Real estate is a tuff business to be in right now. You need to watch every marketing dollar you spend. Print ads are here today gone tomorrow. Don't turn off you "OPEN" sign to save a few pennies on electricity!
